Case History

A newly constructed residential high-rise community with distinctive urban architecture, rich amenities and quality construction.

International Environmental Corporation (IEC) and its representative John Mobley, President of Mobley Sales, Ltd., partnered to provide a compact version of IEC’s Vertical High-rise Fan Coil unit called the “Mini-Mod,” for a unique installation to cool the TWELVE Hotel and Residences, Atlantic Station.

TWELVE Hotels and Residences is a 26-story mixed-use high-rise containing 481 units located on 17th Street in Atlanta’s Midtown neighborhood, Atlantic Station®.

On the lower six floors, the hotel at TWELVE includes 101 one- and two-bedroom suite-style hotel rooms that average 750 square feet, each offering the casual comforts of home: a full-size kitchen equipped with stainless steel appliances, living room area and private balcony in a suite design unique to TWELVE. On the upper floors, the 380 condominiums mirror the amenities and services of the hotel along with 14 one-bedroom and 12 two-bedroom floor plans from which to choose, ranging from 690 to 2108 square feet. With such a myriad of distinctive floor plans, Mobley’s challenge was to provide an HVAC installation that saved space and offered cost savings to the end user.

IEC’s “Mini-Mod” Vertical High-rise Fan coil unit with connecting risers was specified for the multi-floor building application. Over 500 “Mini-Mod” units were designed with a 55” high external cabinet and a high static motor to be strapped and mounted on the wall above the hot water tank inside an easy accessible closet. Mobley connected the unit to the risers using three foot flex hose. The controls, fan and valve package were all easily accessible inside a cabinet. The compact installation saved construction materials costs and offered more floor space to the occupant.

Mobley first used this application at Fort Bening Ranger Barracks approximately six years ago and then again at the San Antonio Holiday Inn where he placed an IEC Mini-Mod unit inside a competitor’s shell, leaving the risers in place. The owner did not want to disturb the firewall and a parts replacement installation was cost prohibitive. Because the existing unit shells were standard-sized mods, Mobley was able to insert the IEC Mini-Mod directly inside the shell. IEC designed a special two-piece panel that incorporated the control box area and the return access panel.

Since then, he has quoted many other jobs using the IEC “Mini-Mod.” Another project at Atlantic Station that recently broke ground called “The Atlantic,” is a 46-story condo application consisting of 509 units that will involve a similar closet-mount installation of the IEC Mini-Mod unit.

Project History
Atlantic Station is one of the nation’s largest urban brownfield redevelopment projects, and when complete will provide housing for 10,000 people, employment opportunities for 30,000, and entertainment and shopping for tens of thousands more. Originally, home to the century-old Atlantic Steel Mill, the property includes more than 12 million-square-feet of vertical development at full build-out.

A smart growth project, the cleanup of a brownfield and closure of a RCRA disposal facility reduced air quality impacts with 34 percent fewer VMTs and a 45 percent reduction of NOx, advanced storm water and erosion management, and recycled 150,000 cubic yards of construction debris.

An environmentally-friendly central chilled water plant on site, saved building owners more than $35 million in construction costs, while operating more than 40 percent more efficiently than traditional building HVAC systems - resulting in lower energy bills for tenants. A two-mile long network of pipes delivers 500,000 gallons of chilled water from the central cooling plant for the 140 acre, mixed-use development.
